Storm Shelter isn’t just a vessel; it is a promise. It stands as a defiant sanctuary against the unpredictable mood of the open water. Named for its resilience, this boat is built to face the heavy swells and howling winds, offering a safe, unyielding haven when the skies turn gray. When the horizon darkens and the breeze turns into a gale, Storm Shelter cuts through the chaos with steady confidence. It’s the ultimate protector on the water—a warrior dressed in fiberglass and steel, ensuring that no matter how wild the journey gets, you always have a safe harbor to ride out the squall.

Terms & Conditions
1. Purpose and Nature of Use • License, Not Tenancy: Explicitly state that the agreement is a revocable license granting the privilege to use a slip or mooring ball. It does not create a landlord-tenant relationship. • Liveaboard Limitations: Under Florida Submerged Land Leases, vessels usually cannot occupy a marina in "liveaboard" status for more than six months within any 12-month period, nor can the marina serve as a primary legal residence. 2. Vessel and Insurance Requirements • Seaworthiness: All watercraft must be seaworthy, capable of self-propulsion, properly registered/documented, and maintained in a clean, safe condition. • Mandatory Liability Insurance: Boat owners must maintain a minimum level of protection and indemnity (P&I) or watercraft liability insurance. They must provide the marina with a Certificate of Insurance listing the marina as an additional insured. 3. Liability and Indemnification (Crucial for Florida) • "Act of God" & Weather Clauses: The marina must disclaim liability for vessel damage or personal injury resulting from hurricanes, tropical storms, high winds, tidal currents, or utility outages. • Indemnification: The licensee agrees to indemnify, defend, and hold harmless the marina from any claims, damages, or fines arising from the operation or presence of their vessel. • Mooring/Tackle Disclaimer: If you provide mooring balls, state that the marina is not responsible for superficial or structural damage caused when opposing winds and tidal currents force the vessel into contact with the ground tackle. 4. Environmental and Safety Compliance • Pollution and Spills: Explicitly prohibit the discharge of oils, spirits, flammable liquids, or oily bilge water into surrounding waters. Require immediate reporting of any spills to the Dockmaster. • Sanitation & Waste: Mandate the use of designated sewage pump-out facilities. Include specific local rules, such as double-bagging fish carcasses and prohibiting the feeding of local wildlife (like birds or manatees) from the docks. • Water & Utility Conservation: Prohibit the wasting of potable water. Per Florida Administrative Code 40D-22, require all washdown hoses to be equipped with automatic shut-off nozzles. 5. Code of Conduct and Dock Rules • Prohibited Activities: Strictly ban swimming, diving, fishing, or running on the main docks and finger piers. • On-Dock Maintenance: Prohibit heavy repairs, scraping, painting, or leaving extension cords flat across the dock walkways without written permission from the Dockmaster. • Pet Policy: Require all animals to be kept on a leash or in an enclosed carrier at all times while on marina property. • Termination for Conduct: Reserve the right to immediately remove any vessel if the owner or their guests engage in disorderly conduct, public intoxication, or abusive behavior.
